Job Description Job Description Job Summary: The Order Services Specialist is responsible for ordering, tracking, and confirming receipt of Title and Homeowner/Hazard Insurance documentation to support the loan processing workflow. This role ensures all required third-party documents are requested, monitored, and properly documented in the system before transferring responsibility to the Loan Processor for review and condition clearing. The position helps improve processing timelines, reduce delays, and maintain proper separation of duties within mortgage operations. Key Responsibilities: Place Title and Homeowner’s Insurance orders when loans are ready for processing Enter third-party vendor or agent contact information into the system Initiate orders through approved channels such as secure email, fax, or vendor platforms Request required documentation including Title Commitment, CPL, E&O, Proof of Good Standing, Wire Instructions, and Insurance policies Monitor outstanding orders and follow up with title companies and insurance agents Escalate delayed or stalled orders when necessary Confirm receipt of documents and ensure they are uploaded and indexed correctly in the system Maintain accurate, auditable records and update order status in the system Collaborate with Loan Processors and Mortgage Specialists to obtain missing information or resolve issues Document and escalate unresolved issues according to procedures Required Skills: 1–2 years of loan processing, support, or mortgage origination experience Excellent verbal and written communication skills Strong organizational and multitasking abilities High attention to detail and accuracy in documentation Preferred Skills: Experience in mortgage originations, operations, order services, or vendor management Strong analytical and problem-solving abilities Ability to work effectively in a fast-paced, change-driven environment Experience handling complex loan transactions Exposure to quality assurance, compliance, or regulatory processes Education: Bachelors Degree Company Description Compunnel Inc., established in 1994; is a leading provider of Staffing, IT/Software, e-Learning/Training, Business Intelligence, and Cloud Solutions.
